Die Kernstadt liegt auf einer Höhe von 491 bis 503 Metern. Im Nordwesten der Stadt werden zahlreiche Teiche für die Teichwirtschaft genutzt; man bezeichnet das Gebiet auch als Stiftländer Teichpfanne oder als „Land der 1000 Teiche“. Im Westen des Stadtgebietes liegt die Waldnaabaue, ein sumpfartiges und unbebautes Gebiet, das im Frühling, bedingt durch die Schneeschmelze, regelmäßig überflutet wird.
